Workforce housing caters to Gray-collar (“workforce”) renters who typically make between $35,000 – $75,000 per year and comprise roughly one-third of all U.S.-based renters. This workforce population is comprised of teachers, first responders, tradespeople, hospital and governmental workers and is generally made up of people who want to live close to where they work. The U.S. Department of Housing and Urban Development (HUD) creates a yearly statistic to determine the area median income (AMI) and defines workforce housing as units that target households making approximately 60-120% AMI.
We renovate apartment communities in underserved, Urban neighborhoods. These renovations overhaul mechanical systems, implement sustainable and energy-efficient systems while providing a finish level and amenity package that is not currently offered at nearby apartment communities at a comparable price point. Such improvements offer an elevated living experience at an affordable price while increasing resident and community engagement. At the same time, these renovations lower operating costs and raise net operating income (NOI) while significantly enhancing the living experience of our residents.

SGRE’s disciplined investment approach focuses on targeting high-quality, well-located properties. We aim to identify assets in markets with strong multifamily fundamentals, employment growth, population growth and other key demand drivers. All the properties we acquire have value-add characteristics that include the ability to reposition the asset through capital improvements and upgrades, renovating the interior units, improving operations, decreasing expenses and creating other revenue generating projects.
Throughout the review and due diligence process of a property, the acquisitions team works closely with our talented asset management, property management, and construction management groups to formulate a unique business plan for every property acquired. One of the unique elements in the success of SGRE is our level of teamwork, which is a result of many years of working closely together in all facets of commercial real estate. The Principals and Associates in SGRE are highly seasoned veterans with decades of experience in their fields of expertise. The members of our team, whether in negotiation, acquisition, asset management, support staff, engineering, legal, brokerage, or leasing, have been a part of SGRE from the outset and are each very experienced and savvy in their areas of responsibility. The outside professionals who represent SGRE have been associated with us since our inception and have been available to SGRE around the clock when the demands of a negotiation have required it.
For the next several years, SGRE will seek to take advantage of the enormous opportunities associated with a prosperous real estate market, using its considerable experience and acumen to acquire properties at well below fair market value. The company plans to target assets similar to those it currently owns through outright acquisitions or the participation in other unique opportunities that may arise. In the past, SGRE has been able to meet its equity capital needs from a roster of high-net-worth individuals. SGRE also maintains relationships with institutional partners and lenders and in very large transactions, SGRE partners with these institutional entities for the equity and debt required of the deal. SGRE believes that moving forward from 2020, capital requirements will be greater but no less profitable. As a consequence, SGRE is continually looking to form strategic alliances with additional sources of capital for both debt and equity.

Mr. Welch is a real estate investor executive specializing in value-add Multifamily investment properties in Houston, Texas.
10 years of investment experience analyzing a variety of asset classes; worked in various fields from defense contracting to financial modeling and data mining.
With his electrical engineering background and work experience in several industries, he has developed the analytical skill set that allows him to identify multifamily deals with value-add potential in ways most investors overlook.
Along with Three Pillars Capital Group Co-Founder George Goyal, Josh created the non-profit organization World Will Be Better with the goal of building a 100-unit apartment complex for the non-profit organization Turning Point Center which offers food, shelter, and other rehabilitative services. World will be Better’s goal is to return this neglected, underprivileged segment of society to an independent living status.
